Mercury Delft Development Completed!
On behalf of The House Of Development, 71 comfortable apartments with sizes varying from 64 m2 to 93m2 were realised by BVR Bouw BV on the Mercuriusweg in Delft in cooperation with Bureau voor Stedenbouw en Architectuur Wim de Bruijn BV.
The location on the Mercuriusweg forms a natural transition from ‘Nieuw Delft’ to the residential district of Voorhof. The entire area thus changes from a former industrial site to an urban place where it is pleasant to live, work and relax.
In this special complex of 71 apartments there are 7 floors with gallery access. In total the complex has 71 parking spaces, 26 of which are covered under the building. In the design, the choice was made to execute the facade in natural stone and masonry, with aluminum frames, which gives a luxurious appearance. By raising the front of the building 2 layers, a beautiful entrance area under the building was created with a glass entrance hall. This also created the possibility to create a green front area.
The main target group for the apartments is the younger starters and/or the recently graduated student who is starting their career, either single or living together. The large majority of the apartments are therefore small two-room dwellings. This target group will mainly travel through the city by bicycle.
The building has been designed to be sustainable (GPR Building average 7.5), including a very large number of solar panels on the highest roof.
The complex is located in the extension of the new Spoorzone in Delft, with the Papsouwselaan and De Hoven Passage (shopping area) around the corner, and is situated on a quiet bicycle street. The city center is 8 minutes away and the TU Delft can be reached by bike within 5 minutes.
The Papsouwselaan is only 150 meters away and has perfect public facilities: bus 64 and tram 1 depart from here. A more central location in Delft is hard to find.
The demand for medium-tenancy properties is rising in cities where there is great pressure on the housing market, as is the case in Delft. In the Mercury complex, the rental prices of the apartments are around € 980 to € 1,270 per month, including parking space and excluding service costs. With this, Royal Properties Group optimally fulfills the desired interpretation of the middle-rent segment.
The apartments are all already rented out by Bjornd Makelaardij and Van ‘t Hof Rijnland, the asset management is taken care of by Royal Properties Asset management and this has been realised and supervised by Van ‘t Hof Rijnland. Royal Properties Group also intends to develop the nearby Mercuryweg, more information will follow soon.
Unispace Moves to Parnassus Tower
This year, multinational Unispace moves to the Parnassus Tower in Amsterdam. They rent 400 m² on the first floor at Locatellikade 1.
Design agency Unispace was started in 2010 by a group of interior designers all over the world. Today, the company provides advice in office furnishings, among other things, in 25 different countries.
A year ago, the company made the strategic decision to also settle in the Netherlands. The new location is in line with Unispace’s wishes. The Parnassus Tower is well located for the 20 employees and potential customers. The newly renovated office with energy label A, luxurious appearance and the abundance of daylight through glass will become the company’s calling card.
The Parnassus Tower was built in 1977 and renovated in 1995. The building has recently undergone a major renovation. The Parnassus Tower is not only close to the Zuidas financial district, but also right next to Olympiaplein in Oud-Zuid. The walking position of the train and metro junction Amsterdam Zuid Station makes it easily accessible.
Colliers International advised tenant Unispace. JLL and P van den Bosch Commercial Brokers assisted the landlord.
Royal Properties Group (RPG) has signed a new lease agreement with MyParcel at 31-53 Antareslaan in Hoofddorp.
The lease agreement comprises 1,405 sqm of office space and 33 parking spaces.
Bas Sijbom, Consultant Agency at Savills in the Netherlands, explains: “PostNL was looking for a suitable office location for their rapidly growing MyParcel subsidiary. One important factor was that part of the office space could be realised on the ground floor. Another important factor was the ability to facilitate future growth. It’s great to see that the energy that was put into improving the Antares Building is resulting in the attraction of new tenants, like MyParcel.”
Antares Building comprises a total of 5,900 sqm of office space, spread over 4 floors. Owner RPG made the building future-proof last year, including a complete renovation of the ground floor. Since completing the renovation, the landlord has welcomed three new tenants. About 2,000 sqm of office space is currently available in Antares Building, across the top two floors of the building.
Owner Royal Properties Group was advised by Savills in partnership with Spring Real Estate. Royal Properties Group has an extensive offering of office locations in Hoofddorp, with the ambition to: “build a legacy.”
